Panel of Valuers TBA |
Valuers & Valuations |
If you want to do well in property,
like anything, then market knowledge is critical.
Whether you are buying & holding, renovating,
trading or developing, one of the most critical
aspects of the game is values. How much is
a property worth now, and how much will it be
worth once I have finished work on it? Another
must be at meeting .....view

Tax Implications for the Property
Investor Pt 2 - A Budget Review. |
With the 2010 Budget now having been
presented and our members having had a little time

to again maximize residential property investment
returns; this month we will be facilitating a panel

Tax Implications for the Property
Investor |
Like death, tax is
not a topic that most of us investors hold close
to our hearts! Perhaps we see it more like a “necessary
evil”. However, this year in particular,
we are being forced to give the issue of tax more
thought than we might otherwise like to. Not only
do we have the new and more restrictive tainting
rules to deal with, but we are also heading towards
changes that will see a reduction to the taxation
benefits offered by property investment.
For those of you who prefer to adapt
and continue winning, we have two specialists
at our next meeting who can help us come to terms
with the changing landscape ....view

The Great Green Debate |
Tenants are becoming more aware
that homes should be clean, dry and warm. The great
green debate enveloping investors now makes investors
think about issues such as insulation, efficient
heating and solar water systems and if investment
in these actually produces a capital return. What
are the improvements that tenants recognize and
are happy to reward ....more--> |

The Risks Of Property Investment |
Most kiwis like property, and lots
of us think property is a pretty good investment
vehicle. But there are risks with anything and everything,
including property. Many potential investors are
put off by these risks, and some never take the
all-important first steps on the journey of property
investment, for fear of what “might happen”.

Cameron Bagrie - ANZ's Chief Economist
& Paul Kos - Wellington Town Planner |
|
At this meeting, we bring two
technical subjects together, both of which will
have significant implications for us as property
investors in the Capital.
Firstly, we hear from an esteemed ANZ economist
with an update picture of our economy and the
property markets in particular for the coming
months and years ahead. Have we stabilized somewhat?
Is this as bad as it gets?
Secondly, a topic of terrific mystery to most
of us… Council planning! A Wellington City
Council planner will paint a picture of the council’s
long-term vision for our city, and the likely
implications for property investors. For more

Steve Slater & Dennis Wright:
IRD Compliance Officer |
|
This time last year, Finance
Minister Michael Cullen said Inland Revenue would
get an extra $14.6 million over the next three
years to strengthen property transaction audits.
His rational was that speculative activity was
driving up house prices and household debt levels;
giving IRD more money would help it enforce the
law, recover monies owed and maybe take the sting
out of the market. The market has cooled down
somewhat (not because of Cullen) but for investors
looking to sell property, it is still very relevant
to understand whether or not you have to pay tax
when you sell. Some questions you may ask yourself:.
